Bayport Condominiums – Frequently Asked Questions

Bayport is a 106-unit condominium community consisting of a mixture of villa-townhomes and mid-rise buildings. The architecture is Mediterranean Revival with lush tropical landscaping. The adjacent clubhouse is an excellent facility and includes; a lending library, serving counter, sink, refrigerator, TV, and tables for playing games or holding parties. There is an area reserved to wash your car and plenty of green space to stroll around, exercise, and walk your pet(s).

What are the hours for the pool?
Pool hours are dawn to dusk.

The pool will be heated November 1st through May 1st and the temperature shall be set at 84 degrees when possible. Residents and their guests should dry off before using the restrooms inside the clubhouse. The pool gates and doors to the clubhouse are to be kept closed and locked at all times.

The following rules apply but are not limited to:

  1. Pool hours are dawn to dusk
  2. No food or beverages within 4 feet of the pool. Eating is permitted in the Clubhouse.
  3. Pool Capacity: 20 persons.
  4. Use at your own risk. No lifeguard on duty.
  5. For residents and their guests only.
  6. Please shower before entering the pool.
  7. No diapers allowed in pool. Non-potty trained children must wear diapers specifically made for use in water.
  8. Remove all personal belongings & trash when leaving the pool area.
  9. Smoking in designated area only.
  10. No not drink pool water.
  11. No excessive noise, food, glass, horseplay, pets, running, loud music, skate boards, bicycles, roller blades.
  12. No running or diving is permitted.
  13. No one under the age of 18 allowed in pool area without adult supervision.
  14. No animals/pets are permitted in pool or pool deck.
  15. No electrical devices are allowed on the pool deck or in the pool.
  16. No large flotation devices are to be used. {“large” needs to be defined}
  17. No radios or other sound producing devices are permitted in the pool or on the pool deck, exclusive of items equipped with earphones.
  18. Shower before entering the pool.
  19. Nude bathing is prohibited.
  20. All gates around the pool deck are to be kept closed and locked at all times.
  21. Trash is to be disposed of in the trash receptacles.
  22. Umbrellas must be folded when leaving the pool area.
  23. Pool furniture is not to be moved from the pool area or put into the pool.

Below is a general breakdown of what the payment includes

Utilities:

  • Cable and Internet
  • Water and Sewer
  • Garbage
  • Electricity for common areas

Maintenance:

  • Fire Safety Systems
  • Building and property maintenance for common areas including elevator, general painting, electrical and plumbing, pool maintenance, irrigation system, clubhouse repairs, sidewalks, interior roads
  • Pond aquatic maintenance
  • Lawn and shrub care – mowing, fertilization, weed control, trimming, replacement and improvement
  • Building and amenity cleaning

Insurance:

  • Property Insurance for exterior (dry wall out) of villa’s, Mid-rises and common areas.
  • General liability for common areas
  • General liability for directors/officers
  • Umbrella Coverage
  • Workman’s Compensation

Contract Services:

  • Property Manager
  • Maintenance and cleaning

Reserve fund:

  • This fund is supported by contribution from monthly dues.
  • The fund is for capital repairs to include: Paving, roofing, painting, wood repair, pool resurfacing, elevators, and other major projects.
What are my voting rights in the condominium association?
One vote per unit.
What restrictions exist in the condominium documents on my right to use my unit?
No pet restriction in the villas, however, there is a limit of 2 pets not to exceed 35 pounds each for the Mid-Rise buildings.

The following items require prior approval from the Board of Directors:

  • Any modification to the exterior of any unit.
  • Installation of new wood or tile flooring in the Mid-Rise buildings. Note that this requires that a noise barrier be installed under the new flooring.

What restrictions exist in the condominium document on the leasing of my unit?

Unit rental periods may not be less than 6 (six) months.

How much are my assessments to the condominium association for my unit type and when are they due?

Dues are $465 per month. They are due on the 1st of each month. A $25 late fee will incur for all payments received after the 10th of the month.

Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in this association?
Yes, all owners are members of the Association per our By Laws.  Each unit has one vote and has the right to vote in all Board of Directors Election and all votes taken in duly called meetings of the members.

The name of the association is Bayport Condominium Association of Brevard, Inc.

Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
No.
Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
No.
